Photography tips to attract buyers

A lot goes into marketing a property for sale, and it’s true what they say, first impressions really do count – and most buyers’ first impressions are through the photos published of the property…

When marketing your property for sale, the images you use are the first and possibly only impression you will make to potential buyers. That is why it’s important that your photos feature your property in the best light, appealing to likely buyers, and making it stand out amongst the competition.

TIP 1 – SCOPE YOUR HOME
Photos should help potential buyers appreciate your home and its attributes, and hopefully help them visualise living in your property before they even get to the open house inspection! Make sure the photos highlight your property’s best attributes and angles.

TIP 2 – PREPARE EACH ROOM
Each room should be neat and tidy, uncluttered and well-presented. Living areas should be warm and inviting, and kitchens should be spotless, with all bench-top mainstays packed away. Try to remove any overly personal items like family photos or children’s names on the walls in bedrooms, as this distracts buyers and them imaging owning your home.

TIP 3 – LIGHTS, CAMERA, ACTION
Photos should be well lit. That means turning on each overhead light as well as any lamps in each room, no matter the time of day. This will make rooms photograph brighter, and give an airier feel.

Some areas in your home may even benefit from being shot at different times of the day. For instance, a well-lit outdoor pool areas look great at dusk when the outdoor lighting can be outstanding feature; and some paint colours may look better in the middle of a sunny day as may many gardens. Think about your home, and when it looks its best for premium photos.

TIP 4 – TURN TO THE PROFESSIONALS
Professional photography is a must in today’s property market. There is a huge difference between photos taken by you, versus a professional photographer. Quality photos taken by a professional photographer will attract more people to look at your property, which means more buyer inspections, more opportunities, and more buyer offers – which all points towards a higher sale price! Professional photography is a small cost, relative to the potential gain.
