  2. Create a great environment for potential buyers by having a clean home, paying particular attention to bathrooms and the kitchen.
  3. Simple décor is best. Put away your more personal things including family photographs, as you want buyers to visualise themselves and their own things in your home.
  4. Make each room count. Give each room a purpose so that potential buyers can see how they can use it.
  5. Make first impressions count. Think about the first aspects that potential buyers will see – like fencing, the letterbox, gardens and the driveway.
  6. Remember the small things. Check light switches to make sure they work. Fix any doors or cupboards that don’t close. Fix leaky taps.
  7. If you can, give your walls a fresh coat of paint. Choose a neutral colour, as this appeals to the greatest number of buyers.
  8. Add fresh flowers or have so music playing in the background. This adds to the ambience at your inspection.
  9. If cold outside, have a fire going or heaters on. If hot, turn on the air conditioning or open up windows and allow the fresh air in.
  10. Fresh coffee on the stove or burning aromatherapy oils adds an inviting smell that creates a good impression and appeals to buyers.
